Finish carpentry is measured in linear feet and priced by profile, species, grade and joinery — which means the same run of base costs several different amounts depending on documents that are not the floor plan. Interior elevations, sections and the millwork details are where this scope is defined, and the AWI grade named in the specification decides how much of the work happens in a shop.

What Moves the Number on Finish Carpentry

AWI grade — Economy, Custom or Premium. This is the governing variable on the trade. AWI's standards define three grades, with Custom as the default and Premium reserved for the most visible work. Premium sets exacting tolerances, tighter panel gaps and matched color and grain — which means more selective material, more shop time and more rejected stock for the same linear footage.

Profile complexity and build-up. A square-edge base and a three-piece built-up cornice occupy the same wall length and are not remotely the same cost. Every additional member in an assembly adds material, a mitre at every corner, and installation time. This is why quantities are reported per profile rather than pooled.

Species, grade and finish. Paint-grade poplar, stain-grade oak and a specified figured veneer differ in material cost, in the acceptable defect level, and in how much stock has to be culled. Whether items are shop-finished or site-finished changes the sequence, the protection required, and who owns the touch-up.

Shop versus site fabrication. Higher grades push work into a shop, where tolerances are achievable and labor is cheaper per hour but the pieces have to be delivered, protected and fitted. Lower grades allow more site work. The grade in the specification effectively decides this split, and it changes both cost and schedule.

Run length and mitre count. Long straight runs install efficiently and waste little. Small rooms, coffered ceilings, niches and heavily articulated elevations produce short runs, many mitres and high waste. Two projects with identical total footage can differ substantially for this reason alone.

Blocking and substrate readiness. Wall-mounted items need concealed blocking or plywood backing, and if it was not installed during framing it has to be added by opening the wall. Whether the details show it, and whether another trade already provided it, is a boundary worth confirming before bid.

Quantities and assemblies are read against the published standards that govern this trade, because the standard is what decides whether two apparently identical items are actually the same line item:

Why Finish Carpentry Is Estimated Wrong

All trim pooled into one linear-foot figure. A single total for trim treats a square-edge base and a built-up cornice as the same item. Since profile complexity drives both material and labor, a pooled quantity cannot be priced accurately in either direction — and the error is largest on exactly the projects with the most articulated interiors.

AWI grade not read from the specification. Pricing Custom grade when Premium is specified understates material selection, shop time and tolerance. Pricing Premium when Economy would do inflates the bid. The grade is stated in the specification and it changes the whole basis of the estimate.

Casing measured as opening perimeter. A casing set is head, jambs, returns, stops and mitres. Measuring the opening perimeter and calling it linear feet of casing loses the returns and every mitre — and on a project with a hundred openings that shortfall is material, not marginal.

One waste percentage across the whole job. Waste depends on run length and mitre count. A blanket allowance is too low on small rooms with short runs and too high on long corridors, and applying it to the total conceals both errors at once.

Blocking assumed to be someone else's scope. Handrails, shelving, wall-mounted casework and paneling all need concealed backing. Where the framing contract did not carry it, this trade has to, and if neither estimate claims it the work happens as a change order at the worst possible moment in the schedule.

Frequently Asked Questions

Do you separate quantities by trim profile?

Yes — every profile is its own line item with species, grade and finish carried. Pooling all trim into one linear-foot figure is the most common reason a finish carpentry number cannot be checked or repriced.

Do you quantify to the AWI grade in the specification?

Yes, and we state which grade we quantified to. AWI's Economy, Custom and Premium grades carry different tolerances and material requirements, so the same drawings produce a different estimate under each — it should never be an unstated assumption.

How is this different from your millwork and casework takeoff?

Millwork and casework covers shop-fabricated cabinets, countertops and architectural woodwork units. Finish carpentry covers the site-installed trim, doors, shelving, stair parts and paneling. Many projects need both, and we state where the boundary sits so nothing is double-counted.

Is door installation included?

It can be. Where the contract puts door hanging in the carpentry scope, leaves, jambs and hardware installation are quantified here, with a note that the doors and hardware themselves are usually supplied under the openings package. We make the boundary explicit either way.

How do you apply waste factors?

Per profile and per run length rather than as a single site-wide percentage, and shown as visible line items. Short runs with mitred returns genuinely waste more stock than long straight runs, and an estimate that hides that cannot be adjusted intelligently.

Do you include blocking and backing?

Yes, quantified from the details for every wall-mounted item that needs it. Where the drawings do not show blocking, we list it as an assumption rather than silently transferring it to the framing contractor.

Can you work from interior elevations only?

Interior elevations are the most useful document for this trade, so yes — though plans and details give better accuracy on run lengths and assemblies. Send what you have and we will say at quote stage what can be firm.

Do you quantify stair finish work?

Yes — treads and risers by count, skirts and stringers, nosings, landing trim, handrail by linear foot, and newels and balusters by count, with the code-driven guard and infill requirements noted where they apply.
